Real Estate, like any other sector of the economy, will change after the widespread introduction of new technology. The technology of autopilot has already established itself in the international market and brought about changes in the auto sector.
So how will the Real Estate change?
Advanced architects are now designing parking areas so that within a few years they can be converted into a library, shop, beauty salon, etc.
Parking is the main part, which will change dramatically! With the proliferation of the Autopilot System using the premises in a residential house, shopping mall or office building will not be useful. The car will be able to drive people in the right place and go to the special parking zone, located a few streets away. Parking, in this case, will not grow under the ground and instead of the small parking area will be 40-story towers and parking lots. Accordingly, the existing parking in office buildings, homes or stores, and generally in the shopping centers would be unnecessary and the land is released for other purposes.
Automated Valet Parking (car-Valet) is a joint project of Mercedes-Benz and Bosch in Stuttgart and the world’s first real working fully Autonomous Parking.
Parking technology was developed since 2015 and testing has begun in 2017. Now the project really works. Fully automated parking is the new step towards fully autonomous driving. Autonomous parking is a garage with an intelligent infrastructure Bosch in combination with the technology of Mercedes-Benz cars. Special parking sensors monitor the corridor and its surroundings and control the vehicle. The technology in the car interprets the command into a movement of the vehicle and, if necessary, stops it. For example, if in front of a moving car with the autopilot system suddenly appears of a person or another car – the car stops.
How does this parking work: arriving at the parking, you leave the car in the landing zone and using a special mobile application press the Park button to park the car. The autopilot is activated and the car finds a free parking place. In order to call a car – you approach the landing zone and press the button Pick me up. Intelligent Bosch system is activated , the car runs and drives in the landing area, and stops near you. The work of autopilot is provided by a set of sensors and cameras in the car and in the area of the parking zone. A special illumination of the car is used to inform other road users about the activation of unmanned mode. Autopilot arrives in the landing zone, and then you get in the car.
Parking is another way by which automation will lead to increased throughput and demand. If the car does not have to wait for you within a walking distance, where it can wait and won’t it be more effective? Whether it promotes more rational use of space, greater or lesser capacity? According to some people, driving around in search of parking places, they are responsible for a large percentage of traffic congestion and car parking on the streets reduces the bandwidth.
It is important to consider parking not only as part of the traffic and congestion but as part of the system used in Real Estate. As it was already mentioned, some of the parking spaces are on the streets, and if we get rid of them, we can expand the road for vehicles or pedestrians. This will contribute to the lack of traffic jams on the city roads.
How does this affect Real Estate? For example, in Oakland, California, parking lots which were constructed according to government regulations, increased construction costs by 18% on every sale. Underground parking in a shopping center in Los Angeles raises the cost of construction by half.
With regard to residential property, that is to say, that the absence of traffic jams on the roads wouldn`t force people to look for housing closer to the place of work, with a fear to spend a lot of time in traffic. No traffic and comfortable way, so why not to live outside the city. Now people can choose housing without being tied to transportation, accordingly, the cost of Real Estate in the center of large cities will fall.
Eventually, it becomes clear that the autopilot system will force to shift the Real Estate to a country house where the air is clean and to use the area in the city center mostly for commercial purposes.
